Room description

We are a couple renting out our spare room. We live in a 3 bedroom, 2 bathroom, 1300 sq. ft. single family home in the south end of Port Orchard. We are about 15 minutes each from downtown Port Orchard to the north, downtown Gig Harbor to the south, and the Southworth Ferry to the east.

We are renting out the largest bedroom in the house, which has primary access to the largest bathroom. The bedroom is newly carpeted and painted, measuring 14.25 ft x 9.5 ft (171 in x 114 in), not including the closet, which is 6.04ft x 1.9 ft (72.5 in x 23 in). The large window in the bedroom is west facing.

Our large kitchen has an island, an enormous fridge and plenty of storage. Washer, dryer and dishwasher all on site. The living room and dining area are open concept. The home is set back from the street behind a large front yard. The backyard is fenced with a shaded patio. We have a separate storage room, and free off street parking. The home has large windows throughout, filling the space with natural light. We would describe our home as cozy, and our neighborhood as peaceful.

We do not own this property, we are renters ourselves. After interviewing us, all applicants would need to apply through our property management company, passing the background check, credit check, and paying the $42 application fee. We will cover the $250 fee to add you to the lease. There is a refundable deposit equal to the first month’s rent. We do have one small dog, but no other pets will be accepted.

We are open to discussing a flat rate for utilities vs exact use. In either case, we pay all utilities at this property. We estimate a 1/3rd share of the utilities would range from $150-300/mo, depending on usage and season.

Unfurnished room is $1200/mo, plus utilities.

Furnished room is $1300/mo, plus utilities.

We are willing to negotiate discounted rent for help with yard work like mowing the lawn, weeding, and sweeping the pavement.
